ZTA 26-02 Would Lift Residential Cap at Regional Shopping Centers

The PHP Committee will review ZTA 26-02 on March 9, 2026, which would exempt certain sites from the standard 30% gross floor area cap on residential uses within the regional shopping center overlay zone. The exemption would apply provided that a regional shopping center of at least 600,000 square feet is retained within the overlay zone. Lead sponsors are Councilmember Friedson and Council President Fani-González.
