Councilmembers Friedson and Sayles will introduce Zoning Text Amendment 26-04 on Jan. 27, 2026, which would amend the definition of a mixed-income housing community to lower qualification thresholds and expand access to the expedited approval plan process. The ZTA eliminates the 150,000 square foot minimum, raises the minimum dwelling unit count from 30 to 50, and adds eligibility for four percent Low-Income Housing Tax Credit projects in addition to existing nine percent LIHTC projects. A public hearing is scheduled for March 3, 2026.
